Basic Services
Complete design services providing the following:
- Preliminary design: local jurisdiction code research and concept presentation showing general site planning options per the owners program.
- Schematic design: presentation indicating 1/8"=1'-0" scale 1st and 2nd floor plans with square footage tabulation, and rendered front elevation to communicate the proposed materials and massing of the project.
- Design development; refinements of previous phase demonstrating a holistic design concept consisting of all main elevation views and roof plan.
- Production: exhaustive construction documents package describing the scope and method of the project. Included are the following items:
- Site plan as required per the local jurisdiction.
- 1/4"=1'- 0" floor plans locating all walls, built-ins, mechanical equipment, and interior floor finishes.
- Roof plan, and door and window schedules if requested by contractor.
- Exterior building elevations specifying all materials and their extents including enlarged views as required to communicate complex elements.
- Full exterior shell detailing communicating all unique construction conditions.
- 1/4"=1'0" electrical floor plans locating all lighting fixtures, types, outlets, and circuit switching.
Standard Services
- All of the included "Basic Services"
- Selected "limited" interiors, i.e. fireplace fronts, kitchen cooking centers, major built-ins and all associated molding profiles for those spaces.
Preferred Services
- All of the included "Standard Services".
- Interior design and documentation of all walls/surfaces and/or interior cabinet type millwork drawings with architectural interest, i.e. fireplaces, kitchens, paneling, ceilings, all built-ins, trusses, art niches, etc.
- Specification and detailing of all associated molding profiles, decorative elements and hardware.
Full Services
- All of the included "Preferred Services"
- Specification of hardware and documentation in a hardware schedule.
- Specification of all built-in equipment and documentation in an equipment schedule.
- Room finish schedules.
- Creation and/or coordination of construction administration through the project.
